Kelly Dulli
Director
Kelly is the Director of NAP Transitions, North Avenue Partners’ move and decommissioning management practice. She owns the end-to-end execution of relocations, restacks, and facility transitions for the firm’s clients, from move strategy and stakeholder coordination through vendor procurement, employee communications, day-of execution, and post-move support. NAP Transitions was built on the principle that moves should be led, not just coordinated, and Kelly’s approach embodies exactly that.
Kelly built her career inside two of the largest commercial real estate platforms in the world. She started at CBRE leading business operations support for the project management team in the DC region, overseeing forecasting, accounting, and marketing support across the practice. From there she advanced into the Business Transition and Move Management discipline, ultimately leading the regional BTMM team and managing relocations for corporate offices, law firms, and headquarters projects locally and nationally.
Her portfolio includes some of the most operationally complex moves in the region, including a 1,000-person relocation for McCormick’s 350k SF headquarters, a six-phase, 1,000-person renovation-in-place program for Steptoe & Johnson, and multiple, multi-floor restack and decommissioning programs for Cox Enterprises and Cox Automotive totaling more than 35 floors and 4,000 employees. Across every engagement, Kelly is known for precise data management, rigorous quality control, and a seamless move and decommissioning experience that makes every employee and stakeholder feel as though the last mile of every project is as wellplanned and executed as the first
