A development assignment is decided long before construction starts. Feasibility, site and deal structure, entitlement strategy, and budget assumptions set the cost and schedule of everything that follows, and they are the hardest decisions to reverse once a project is underway. North Ave manages these front-end workstreams alongside the build itself, keeping each decision measured against the project’s objectives rather than the interests of any one party involved.
How we engage depends on the client. For an owner or occupier taking on a development outside their core business, we run the entire process from first feasibility study to finished building. For a tenant of a build-to-suit, we serve as your representative with the developer, protecting your requirements, your budget exposure, and your schedule as the building takes shape. And for a developer with an established team, we add senior capacity on a demanding assignment, overseeing developments or tenant improvement programs where a daily local presence is impractical.
